" Real Estate Gas Usage Report "

Note: This report was written after seeing, in just one week, one listing had 111 "open house"
showings by way of video tour. If the home is on the market for a few months, how much gas and environment
 is going to be saved on just one property?  The home didn't sell yet, which is exactly my point...111 people
didn't have to drive to and view the property to know they're not going to purchase it for what ever reason. 
This report isn't about agents only, it's the real estate industry and how property is bought and sold. 
There's no bad guy here but there is a better way to deal with real estate, especially in lieu of the  
fact that we need to do something about a real crisis looming in our children's future.

Up-date! One of my listings was on the market for (2 months & 3 weeks).
It was located in a small town named Battle Ground, Washington.
The following "stats" are on just that "one" video tour that was on Realtor.com "only".
It generated 2,595 "open house" walk-through video tours. (over 10,000 per year)

Note: if the home had of been in a large city the figures could be 10 times what they were.
You can
triple these numbers after adding all other video tour sources...MLS, YouTube,
Yahoo, Craigslist, AOL, Hidefworld and this website.

There's no way of calculating how much this
"one" video did to save resources and help
"Stop Global Warming"...
but to me, it was enough to research & post this report...
Especially after I multiplied
2,595 "tours" times several million
properties for sale,
"worldwide" , "24/7"...and growing daily!

If video tours were used to view (conservative) a million homes for sale...
In one year over 10 billion video tours would be generated on those properties alone.
As those properties and each new properties are bought and sold through out the year,
that number could go to 100 billion video tours. (these numbers are real!)
I don't know how much gas, oil and environment this
could save?
I don't know how many lives have been saved by smoking bans in public buildings
either but we all know it does. If
a buyer doesn't have to drive to see a property,
then video works...
it saves money, time, resources and environment!
"the home never sold"
The seller decided not to sell at this time. Doesn't video work?
Yes...absolutely! What video does is "show" the property to all buyers, all at once...
It doesn't "sell" the property any more than an open house does.
It just facilitates more property tours for more buyers, faster and at any time.

You don't have to sell a home for video to work in other ways.
Thanks to video... 2,595 people didn't have to drive to see the home to
know they didn't want to purchase it, for what ever reason.

Scheduling a property showing or driving to an open house will not get a
buyer to buy a home they don't want!
Bottom line...video saves time, money, resources and environment in a huge way!
It just saved the environment and expense of 2,595 buyers
driving to and from a property... that never sold!
This is what video does best...it eliminates the non-buyer!
...and if left on the market, it will find "the" buyer as well!

 

The best thing about a video...is what it won't do!


What a video "will not" do is
contribute to "Global Warming", it won't do anything to
adversely effect environment, air, ozone, water, respiratory ailments, road congestion,
acid rain, oil dependency, rush hour traffic, the rising cost of health & auto insurance,
infrastructure damage, road & bridge repair and traffic accidents.
Don't forget non-productive wasted time.
(how much time is wasted just sitting in traffic and driving to and from a property in a car?)
The cost of gas is going up and the influx of home buyers in every state and city
is going up...everyday. All the above will continue to grow more alarming...everyday.

We need another energy source! ...until that is a reality we need to conserve the
resources we have now!
A town (
River City Rapids, Virginia has just past a law fining home owners if they
find anything recyclable in the "trashcan". 
I saw the news clip around the first of October 07. That's pretty radical until you
remember how radical "smoking bans" were 30 years ago.
Is a "fine" in the future for real estate agents that don't use video for marketing?
We "all" have to do something to prevent global warming. Unfortunately, ethanol
and different light bulbs aren't enough.
We all have to get "RADICAL" about "stopping global warming" and get
"RADICAL" about our ability to do something... NOW!

It doesn't matter who lists your property as long as they do it with "VIDEO"!
Use video for what it "will do" and use video for what it "won't do"...just use it!

Estimated Gasoline Consumption by the Real Estate Industry:

According to the local RMLS there are approx. 12,000+ registered agents
at any given time.
We in real estate do use a lot of gas. It's a cost of doing business that none of us like paying.
As you already know, gas prices are going up at an alarming rate and air pollution and global
warming are threatening the entire planet. The real estate industry is one of the largest
consumers of gasoline by it's very nature. This report points out that fact.
Just one property on the market for just a few months can consume thousands of gallons of gas.
This type of consumption and air pollution is exactly what causes "Global Warming" yet this scene 
plays out in "every" little town & city in the nation, and Worldwide, on millions of homes and
real estate property for sale, everyday, 24/7...
The Real Estate industry, in the
US, consumes billions of gallons of gas a year
...maybe more than any other industry. 

Agents drive cars ranging from economy to extreme luxury vehicles.  According to internet figures,
midsize cars fill at 15 gals., SUV's at 23 gals. and full size will go as high as 34 gals. For my example,
I am averaging the gas capacity for these vehicles at 20 gallons per car. I am assuming that agents
fill their tanks at least 1.5 times per week. Now let’s look at some figures.

12,000 agents X 20 gals. = 240,000 gals X 6 fills per month = 1,440,000 gallons of gas purchased each month and
multiplied by 12 months that equals 17,280,000 gallons of gas consumed by realtors each year just in one MLS.
 
According to the NAR (National Association of Realtors, America’s largest trade association)
there are
1,200,000 registered realtors in the nation. These numbers do not include the total number of real
estate agents that are not realtors or apart of the NAR. This could represent 25% to 50% more agents.

Factoring in an additional 300,000 (25%) brings total to 1,500,000 agents X 20 gals  = 30,000,000 X 6 fills per mo. = 180,000,000 gals. 
180,000,000 gals. per mo. X 12 mo. = 2,160,000,000 gals. per yr.
One barrel of crude oil is "
42 gals". It makes 19.5 gallons of refined gas per barrel. It takes
111,000,000 barrels
of crude oil to refine 2,160,000,000 gallons of gas. At $3.00 per gallon,
the cost to consumer's is $6,480,000,000... just to see if a floor
plan works.
Now factor in all the "air pollution" and "wasted resources"!

 This finding is huge! Delivery trucks, over-the–road truckers and cabs, physically deliver goods
and people.  Real estate buying and selling is all based on driving to “see” something they
can see on video with no driving.
The idea of a "video tour" or "physically being there" is the same...to find the one buyer
that wants to buy that one property.
If you drove a hundred buyers to one property or had them all watch a video tour,
the one buyer for that property would be the same buyer in either scenario.
With video, all one hundred buyers plus all real estate agents could view the property on video, on
the first listing day, all at the same time and
all from different locations, at home or office.
With video there is no appointments to miss or re-schedule. It would take months to schedule a hundred
individual home showings so that the home owner, the buyers (husband and wife being
there at the same time) and agent are all there on the appointed day. With video, the opportunity
to find a buyer begins on the first day the video tour is listed on the MLS, Realtor.com, YouTube, Hidefworld,
Yahoo Video, AOL, etc. for all to view.  That one buyer could actually view the video the first day and call
an agent for a walk through because of what they saw on the video.
The faster a property is sold the faster it's off the market with no more high gasoline consumption just for
that one property. Everyone wins because none of us want to pay high gas prices or do any more un-necessary damage to our environment. In just one month a real estate agent spends more time and money in gas, showing and viewing property than it would take to learn to put full screen video tours on the internet and MLS.
Net savings to the agent could be in the thousands over the course of a year, not to mention all the extra
time you now have to do other things. No worries, the video is showing the property to everyone, 24/7...
 whether you are here or at the beach.
Videos are 100% "productivity". You can send it anywhere and view it anytime without driving.
That's what a video "will do"...

Real estate agents and the outdated way homes are sold could account for more gas usage and air pollution
than many other industries. You could take all the government conservation programs, buy all the hybrid cars that
can be made, car pool, ride bikes, walk and double the mixture of ethanol at the pumps, It still won’t save as much gas,
air pollution and ozone damage as streaming video to show property.

The answer… put video tours on the MLS
, Realtor.com, and other video websites for all to see without driving.
You don’t need to drive to a home and back just to find out the floor plan won’t work.
This happens millions of times everyday across the nation & the world. 
There are real estate offices in every city on the planet.
It’s nothing but a colossal waste of time, resources and environment.

For the first time in history the technology and the absolute need for that technology are here at the same time.
Real estate agents haven’t used video home tours before because the quality was too poor
and the size was too small. The ability to stream high definition, full screen home tours is here, now. 

Video isn't just a novelty on the net anymore, it's the most powerful and versatile
marketing
 tool ever to be made available to everyone, in any business, at any time in history.
