True Story:
The first video home tour I
(Hi-def
World) did was in 2002.
This home happened to be a high-end home, set on beautiful lake view
property for $849,900. The home had impeccable qualities and design,
as did the extensive, professional landscape. So why was it on the
market for 4 years and never sold? It was listed with 3 top real
estate firms that were considered to be the premier companies to
list "high-end" homes. The owners tried to sell it on their own for
a year.
One agent from a "locally owned office" not a national firm;
Dale Madden, asked me to film it and put it on the MLS. This
was the "first video to be put on the MLS" according to the MLS. The
home sold in 28 days, full price! The buyer saw the video on line
while on a business trip. He called his wife, she went on line and
viewed it. A few days later they both viewed it together 6 more
times. Because there were no agents or home owners standing around
they could speak freely, in private, about the features and
amenities and how this home would fit into their needs and
lifestyle. The home sold itself. The video just made it available
for everyone to view in any given situation. Being able to view the
home several times, is also a real plus. Seeing a home you like
several times will naturally give it an advantage over walking
through dozen's of homes during the week-end. With video there's no
more confusion, frustration or scheduling conflicts and..."I need to
walk through 4 of the houses again, I'm confused". Without video,
the house could still be on the market and...this was before high
definition, full screen viewing was possible.
